The firm has been awarded property management of the Triangle by owner Greenlaw Partners, which has spearheaded the center’s repositioning. Since Greenlaw’s acquisition, new key tenants have been added, such as 24-Hour Fitness, La Vida Cantina, Saddle Ranch Chop House, Tavern+Bowl, H2O Sushi and Black Knight, and established tenants Yard House and Sutra Loungecompleted renewals earlier this year. We spoke exclusively with Todd about the property and what Coreland hopes to achieve in managing it.

GlobeSt.com: What exciting things are going on at the Triangle?

Todd: It’s an extremely exciting time for the Triangle since Greenlaw Partners’ major rebranding and revitalization effort is nearly complete. The property has been transformed into a uniquerestaurant and entertainment destination—there is really no other venue like it in Orange County. Sutra Lounge will soon be moving from its existing 8,500-square-foot space into the 11,800-square-foot former NikeTown location. Creamistry is about to open, and there will soon be announcements of additional new tenancies that will further enhance the dining options and continue to expand the customer base.

GlobeSt.com: What are you hoping to accomplish with this assignment?

Todd:Our client’s objectives are top priority, and we are only successful if the investment goals of the property are met. Our new management team is committed to providing a strong on-site presence, enhanced marketing efforts and close monitoring of all operations to strengthen the Triangle’s positioning in the marketplace.

GlobeSt.com: What does this property do for the area that no other property does?

Todd: The Triangle is a distinctive dining and entertainment hub. Its ideal location at the end of the 55 freeway makes it an extremely accessible destination that caters to both a daytime and evening customer base. Whether it is a lunch stop for surrounding businesses, a family outing to the movies or Tavern+Bowl or evening entertainment for young adults, the Triangle covers a diverse demographic and provides something for everyone.

GlobeSt.com: What else should our readers know about this property?

Todd: Through this major repositioning effort, Greenlaw Partners has taken the Triangle’s occupancy from 20% to nearly 100%. It’s an exciting time for everyone who has been involved in the process. We are so pleased that we have been brought onto the team to oversee the property’s performance as a vibrant Orange County destination.
